Human Resources
- Provide specifications, accept bids, and negotiate contracts with all outside vendors for up to 649,845 square feet.
- Maintain and improve facilities and equipment for code compliance and necessary maintenance and repairs through regular inspections.
- Prepare facilities for emergency situations and natural disasters to minimize accidents, loss and damage.
- Initiate and supervise capital improvement projects such as modernization of elevators, installation of roof anchor system, common area/lobby renovations and all tenant improvements.
Asset Management and Accounting
- Work with tax attorneys to affect lower tax assessments.
- Routinely consult with lenders regarding escrow accounts, capital funds and other loan specifications.
- Monitor Capital and TI accounts to ensure sufficient funds.
- Assist with lease negotiations to ensure that lender requirements are met.
- Track cash flow and authorize all check runs.
Administration and Accounting
- Create annual budgets and reconcile annual operating expenses using numerous software and accounting systems.
- Collected tens of thousands of overlooked revenue by thoroughly auditing tenant leases and vendor contracts.
- Verify accuracy of invoices for accounts payable consistent with the scope of services and contract.
Tenant/Customer Relations
- Assist tenants with build-out and move-in.
- Plan and coordinated Customer Appreciation\Retention programs.
- Exercise a proactive approach of anticipating and responding to customer needs.
- Resolve customer concerns with a focus on lease renewal.
Human Resources
- Hire, train and evaluate employees for all positions.
- Comprehensive knowledge of Fair Labor Standards Act and Civil Rights Act of 1964, as well as other federal and state laws.
- Author and institute employee manuals outlining company policies and procedures.
- Write employee training and orientation manuals providing detailed procedures for each department.
- Effectively deal with labor and union disputes and grievances.
